A double-height basement with low natural light — historically a difficult letting. The study illustrates how the unit could be reframed as a destination boutique-fitness studio, opening up a new occupier category for the asset.

Approach

How we worked the brief.

  1. 01

    Modelled the basement shell, including exposed services and column lines.

  2. 02

    Overlaid a boutique-fitness treatment — saturated red lighting, mirrored end-wall, signature treadmill / bench layout.

  3. 03

    Added a fuel-bar concept at street level to extend the occupier experience into the entrance lobby.
