A whole-floor warehouse void with raw services, illustrated as a brand-led flexible-workspace floor. The study shows how the plate could support a high-density, design-led occupier without losing its industrial character.

Approach

How we worked the brief.

  1. 01

    Captured the existing structure — exposed brick, steelwork, sawtooth ceiling — in full 3D.

  2. 02

    Designed a flexible-workspace layout overlay: lounge, hot-desks, glass meeting rooms, biophilia.

  3. 03

    Issued three matched render angles that an operator could test against their internal density model.
